Location: Lubbock, TX
Delivery: Construction Manager-at-Risk
Status: Completed
This new administrative office building houses office spaces, support spaces, shared spaces, and suites for the Office of the Chancellor and all of the departments servicing all campuses of the Texas Tech University System. It features private break rooms and conference rooms for each department’s office space, as well as a shared break room and shared conference room. The building also includes a high-end board room for the Board of Regents with an attached private meeting room.
The Owner requested we research the use of an insulated concrete form (ICF) wall system and a Variable Refrigerant Flow (VRF) mechanical system to construct the building. We analyzed the project schedule, budget, and design details and determined though the ICF and VRF systems were slightly more expensive than a traditional steel structure and conventional HVAC system, the additional cost would be offset by savings from schedule reduction. Per the Owner’s request, we utilized the system with excellent results.
