Improvements to the facility addressed the regulatory requirements related to the Texas Accessibility Standards, mechanical, electrical, and plumbing upgrades of outdated systems, fire and life safety, the deferred maintenance identified as needed in the building, as well as upgrades to the elevators. Initially, the project focused on the replacement of these systems and infrastructure. After further evaluation of the project goals, the Owner expanded the project scope into a full renovation, including restoration of the building’s historic grand hall.
The age of the facility increased the difficulty of this renovation. Numerous renovations had occurred since the building was constructed in 1932, resulting in inaccurate drawings. We scanned the existing structure to create a building model from which to work. We procured MEP scopes early, and implemented BIM to help avoid conflicts related to the installation of new construction components and the existing structure. We completed the project four months ahead of schedule.
