We upgraded the existing 20-year-old student center’s infrastructure, renovated 36,000 SF of its interior, and constructed a 42,600 SF addition while the building remained fully operational. The renovations include a redesigned welcome and alumni center, larger capacity conference and meeting rooms, restrooms, and support spaces. The new construction includes a new ballroom with pre-functional space and a multi-cultural center. Finally, the site improvements include an outdoor amphitheater, connections to the existing campus mall area, and underground utility work.
To update the existing infrastructure, we produced a BIM model for each mechanical space which detailed infrastructure to remain and routing/installation of new work. Portions of work in occupied areas limited our ability to perform welding inside the space. Using the model, our trade contractors produced MEP coordination drawings for precise pre-fabrication of MEP equipment off site. This approach expedited installation of prefabricated materials and allowed us to work between semesters, which lessened the impact on building occupants.
